Seal coating & Crack filling

Why should I seal my pavement?
Seal coating is a cost effect means of renewing the surface and the appearance of existing asphalt parking lots, driveways, and streets.  Seal material fills and seals small surface cracks and voids which will help prevent further surface raveling.  In general, we recommend a seal coat every 3 to 5 years. 

What if my pavement is cracked?
Asphalt will crack the same way concrete cracks; from shrinking and expanding due to changes in temperatures.  Prior to sealing, shrinkage cracks ¼” – 1” wide can be filled with hot rubberized crack fill material.  Preventing water from penetrating through the asphalt and saturating the subgrade is vital and filling the cracks will help prevent this problem.  Narrow cracks in an “alligatored” pattern usually suggest a failed subgrade which is remedied best by removal of the existing asphalt, re-compaction of the subgrade, and installation of new asphalt material.

How long do I keep the pavement area closed to traffic?
In fair or warm weather, seal coat can dry within hours of its application and can even be re-striped the same day. Under carports or areas of shade, allowing the seal to dry overnight may be necessary.  In general, it’s best if a seal coat is applied when the temperature is above 60 degrees.
