Seal coating & Crack filling

Why should I seal my pavement?
Seal coating is a cost effect means of renewing the surface and the appearance of existing asphalt parking lots, driveways, and streets.  Seal material fills and seals small surface cracks and voids which will help prevent further surface raveling.  In general, we recommend a seal coat every 3 to 5 years. 

What if my pavement is cracked?
Asphalt will crack the same way concrete cracks; from shrinking and expanding due to changes in temperatures.  Prior to sealing, shrinkage cracks ¼” – 1” wide can be filled with hot rubberized crack fill material.  Preventing water from penetrating through the asphalt and saturating the subgrade is vital and filling the cracks will help prevent this problem.  Narrow cracks in an “alligatored” pattern usually suggest a failed subgrade which is remedied best by removal of the existing asphalt, re-compaction of the subgrade, and installation of new asphalt material.

How long do I keep the pavement area closed to traffic?
In fair or warm weather, seal coat can dry within hours of its application and can even be re-striped the same day. Under carports or areas of shade, allowing the seal to dry overnight may be necessary.  In general, it’s best if a seal coat is applied when the temperature is above 60 degrees.

Pervious/Permeable Pavement

Pervious concrete and asphalt pavement are effective methods to capture storm water and allow it to soak back into the ground, replenishing ground water and reducing storm water runoff into streets and adjacent property. 

Also referred to as porous or pervious pavements, pervious concrete and asphalt are a result from using specialized materials that create voids in order for water to pass through the pavement, while maintaining the pavement’s structural strength.

We offer both asphalt and concrete pavement as well as the installation of various types and sizes of fractured rock required as a sub-base for the permeable pavement.

Budget mindful pavement repair



Asphalt pavement exhibiting “alligatored” type cracking patterns usually suggest a failed subgrade which is remedied best by removal of the existing asphalt, recompaction of the subgrade, and installation of new asphalt material.  This condition is usually caused by the subgrade below the asphalt becoming over-saturated as water penetrates the pavement through cracks, potholes, adjacent landscape areas, etc.  The subgrade becomes spongy and soft and gives way as heavy traffic travels over the asphalt surface.  The asphalt is less flexible than the over-saturated subgrade and cracks as a result. 

There are less costly, but more temporary methods of repair involving reinforcement fabrics combined with asphalt overlays.

Shrinkage cracks can be filled with cold or hot rubberized crack fill material.

Also, low areas in the surface which keep water from draining and asphalt pavement eroded from nuisance water can be corrected through asphalt patching.
